Information for Davis Lake Property Owners

During the last several months and as part of our due diligence and responsibilities to the community, your DLCA Board of Directors has invested an extensive amount of time in the process of evaluating several homeowner association management companies to determine which one of them can best serve our community into the future. 

We are pleased to announce that beginning in May 2017, Hawthorne Management Company (HMC) will become the new service provider for Davis Lake. HMC has an excellent reputation and should have a positive impact on our community. Communities in our local market such as Highland Creek, Radbourne, Wedgewood, Cedarfield and Wynfield have been selecting and staying with them since 1988 in order to receive the personal attention and excellent customer service provided by their team of experienced professionals.

Learn all about HMC and how the change in management company will benefit all residents of Davis Lake. You will also have the opportunity to ask questions and meet our new community manager. Light refreshments will be provided.

Questions & Answers for Management Company Selection

1.) What was the purpose of conducting this management company evaluation process and why was it done at this time?
As part of their due diligence and responsibilities to the community, the Board feels it is important to review all contracts and services to make sure we have the best fit for Davis Lake. Our current agreement with Cedar Management was automatically renewable on May 1st.

2.) Who made the final decision as to which property management company will service our community as of May 1st, 2017? 
As per the Davis Lake Bylaws, the Board of Directors. 

3.) What all has been involved in the process of making this decision?
The Board initiated this process in March 2016. Companies considered were ones that serviced other communities in the Charlotte area. The top three selected gave presentations and answered follow up questions from the Board. A page on the Davis Lake website was set up to provide information to residents about this evaluation process and included a link for them to post questions and comments for Board to review. Notification of this process was given at recent monthly Board meetings as well as weekly community email blast.  

4.) What are some of the other criteria used in evaluating these companies? 
Other communities currently serviced that are similar to Davis Lake, response time/type for resident contacts to management company, response time/type to service request, services provided, structure and support staff, transition process, community inspection process, maintenance management, contractual terms and agreements, professional management and other fees. The opinions of residents from various communities and real estate professionals were also considered.

5.) Who are the companies currently that were considered?
After consideration was given to ten property management companies, the field was narrowed to Hawthorne Management Company, Kuester Management Group and our current service provider Cedar Management Group. Hawthorne Management was selected to begin as of May, 2017

6.) Will this decision impact my dues for 2017?
The 2017 Budget has already been presented and approved. There will be no dues increase for 2017. Dues paid after May 2017 will be sent to Hawthorne Management CompanyHawthorne Management Company   http://www.hawthornemgmt.com/hawthorne/outside_home.asp

As part of our due diligence and responsibilities to the community, over the last several months your Davis Lake Board of Directors has invested an extensive amount of time in the process of evaluating several homeowner association management companies to determine which of them can best serve our community in the future.

We have narrowed the field to three companies for further consideration which include: Hawthorne Management Company, Kuester Management Group and our current provider Cedar Management Group.

Moving forward, the Board plans to make a final decision by the end of the year
